Start - Up Phase

Analysis of the Land: Produce a report on the viability of each site for retail development, considering the location, accesses, catchment area and competition.

Conceptualisation of the Project

  • Prepare a document summarising the retail potential of the Project, from an architectural, technical, commercial and financial point of view.
  • Layout plans.
  • Report to include: layout plans, tables of areas by types and uses, retail concept and tenant mix, cost and revenue structures.
  • Analysis of the financial viability.

Positioning of the Project

  • Tenant check of the market to establish the retail concept and tenant mix as well as the asking rents and estimated revenues.
  • Prepare the Pre-letting dossier.
  • Check the interest of major operators and anchor tenants.

Development Phase


  • Financial and legal negotiation with anchor tenants.
  • Reassess the general parameters of the Project: leasing plan and unit sizes, location and distribution of operators.
  • Signing of Head of Terms with anchor tenants.

Technical-commercial management

  • In conjunction with the client, establish the principal aims of the project and efficiently manage to fulfil client’s objectives.
  • Assist the client in the selection and contracting of all the parties involved in the Project (Project Team).
  • Leadership and motivation of the Project Team, representing the client.


  • Drafting and follow-up of the Project´s leasing Plan all the way through to inauguration of the scheme.
  • Coordination of the leasing tools: Leasing brochure and others.
  • Commercial and legal negotiation with operators and signing of final lease agreements.


  • Analyse the market and competition.
  • Positioning of the Project, its brand and logo in the market.

Town planning and management of permits:

  • Obtain and manage the necessary planning permits.
  • Negotiate and sign agreements with Town hall and other administrations.
  • Manage licenses permits and service connections. Recovery of guaranties.


  • Advise and create the legal entity necessary for the development of the Project.
  • Draft Head of Terms, leasing, service provision and construction contracts.
  • Prepare land sale, creation of mortgage, and new works and horizontal division deeds.


  • Prepare financial, analytical and contingency accounting.
  • Manage loans with banks.
  • Draw up annual accounts and monitoring of audit work.

Project Management:

  • In conjunction with the technical-commercial management, establish the objectives of the Project and efficiently manage to fulfil client’s objectives.
  • Assist the technical-commercial management teams in the selection and hiring of the Project Team.
  • Leadership and motivation of the Project Team, representing the technical-commercial management teams.

Architecture and engineering:

  • Prepare Technical-Real Estate Projects.
  • Prepare Basic, Execution and Activity Projects.
  • Provide obligatory management services.

Coordination of operators:

  • Coordinate and supervise the Projects of private works.
  • Oversee the obtaining of operator´s permits.
  • Coordinate and supervise private works.

Operating Phase

Asset Management

  • Negotiation and appointment together with the client, of a third-party service provider, to undertake the Property and the Shopping Centre management.
  • To lead and motivate the property and shopping centre service providers, to achieve the best shopping centre performance, measured by the highest NOI (Net Operating Income) possible, the best tenant mix, the best satisfaction surveys among the visitors to the shopping centre and the best relationship with the retailers.
  • To lead the relationship with the anchors.
  • Re-letting of the anchors.
  • To manage the company holding the asset from a financial, accounting, tax and legal point of view.

Sale of the Project

  • Prepare and execute the teaser and the info memorandum (sale dossier).
  • Maximise returns for the client through a structured sale process of the asset.
  • Identify and negotiate with interested investors. Assist the clients in the sale of the Project and in the signing of the SPA.
